Metro Inspections has performed over 8000 Property Inspections over the past 28 years. From Bank Inspections, Re-Hab Inspections, Commercial Inspections and Home Buyer Inspections. Our goal is to completely inform the clients as to what condition the subject property is in and point out and document all visible deficiencies.
We pride ourselves on providing a professional home inspection service to all our clients. It does not matter what size, type, age or price range the property falls in, adequate time is allotted to go over every aspect of the property to uncover potential problems that may exist. Computer generated reports are printed onsite and a minimum of a 1?hour walk through with the clients is provided to insure that the client visually see's and understands the problem areas that may exist and to what extend are the deficiencies. What's Included in the Inspection
Depending on the property, items covered in our standard home inspection include:
- Grounds - drainage/grade, plants/trees/shrubs, patios, driveways, walkways, retaining walls
- Roof & Chimney - roofing material, chimneys, venting, gutters & downspouts, slope of roof
- Exterior - soffit/fascia, wall structure and cladding, foundation, windows, porches/decks/balconies, stoops & stairs, exterior trim, caulking, faucets, electrical
- Foundation & Structure - basement type (full, partial, finished, unfinished), slab (concrete), crawlspace, signs of moisture, foundation walls, floors (lowest level), floor drains, beams, posts/columns, stairs/handrails, subflooring, floor and ceiling framing, insulation ,crawl spaces, sump systems, floor structure (posts, beams, joists, etc.), basement insulation
- Plumbing - water supply, main shut off, water piping (copper, plastic, galvanized, steel), water flow, drainage flow, water heater (age, type, size, venting), fuel lines, waste and vent piping, main cleanout, drain tile and sump pump, laundry connections
- Heating - central heating system inspected (size, make, age, fuel, operation & installation), central heating draft regulator, central heating vent piping, central heating circulating blower or pump, ducts/pipes, air filters/air cleaners/heat exchangers, thermostats & controls, auxiliary heating, humidifiers
- Central Cooling System - central cooling cystem (make, age, operation & installation), compressor / condenser, refrigerant lines, central cooling system fan, central cooling system duct work, thermostats & controls
- Electrical - service panel, service entrance & conductors, service size, system grounding, panel wires, auxiliary panels, ground fault interrupters, wiring in unfinished areas, outlets / fixtures
- Garage - door opener(s), service doors / windows, garage walls / firewalls, garage floor, garage floor drainage, garage wiring, garage roofing & roof structure
- Interior - fireplaces, skylights
- Kitchen - walls / ceilings, floors, doors, windows, cabinets/countertops, sinks/plumbing, electrical, vent fan, heat source
